Refund & Cancellation Policy

This Refund & Cancellation Policy explains how refunds, cancellations, and related deductions are handled for plot bookings and plot sales made through HariHomes ("we", "us", "our"). Because real estate transactions involve documentation, approvals, and third-party charges, refund timelines and deductions may apply.

Scope

This policy applies to: (a) plot booking amounts, (b) advance payments toward a plot, and (c) payments made for plot allotment/registration facilitation where offered.

This policy does not cover statutory taxes, government charges, or third-party charges already paid or non-refundable by nature (for example: stamp duty, registration fees, legal/verification fees, bank charges).

Definitions

  • Booking Amount: A token/initial amount paid to reserve a plot for a limited period.
  • Advance/Part Payment: Any payment beyond the booking amount made before final sale deed/registration.
  • Cancellation: A written request to cancel the booking/allotment by the customer.
  • Allotment: Internal confirmation that a specific plot number has been assigned to you (subject to documentation and payment terms).

Cancellation Request Process

  • Send your cancellation/refund request in writing (email/WhatsApp/letter) with your booking reference, plot details, payment proof, and the bank account details for refund (if applicable).
  • We may request KYC details to prevent fraud and to comply with regulatory requirements.
  • The cancellation date is the date we receive a complete request with required information.

Refund Eligibility

Refunds are considered only after verifying: (a) payment status, (b) plot availability/allotment status, and (c) completion of required documentation for cancellation.

If you are in material breach of the booking terms (for example, providing incorrect information or using forged documents), we may deny the refund and take appropriate action.

Refund Schedule & Deductions

  • Within Cooling-off/Reservation Period (if mentioned in your booking form): Refund may be processed after deducting administrative and processing charges.
  • After Allotment or after documentation/verification initiated: Refund may be processed after deducting administrative charges plus actual costs already incurred (site visit coordination, documentation, verification, brokerage/marketing costs, etc.).
  • Government/third-party payments: Such charges are non-refundable to the extent they are non-refundable by the receiving authority/third party.

Administrative / Processing Charges

Administrative/processing charges (if applicable) cover operational costs like documentation review, reservation handling, accounting, and communication.

The exact charges and any slab/percentage will be as per the booking form/receipt you received at the time of booking or as communicated in writing.

Refund Mode & Timeline

  • Approved refunds are usually returned to the original payment method or to the bank account provided by the customer (subject to verification).
  • Typical processing time after approval is 7-21 business days, but it may take longer depending on bank processing, verification, and any pending documentation.
  • We will share a refund reference/transaction proof once processed, where available.

No Cash Refunds

For compliance and record-keeping, refunds are generally not provided in cash. Refunds are made via banking channels only.

Non-Refundable Situations (Examples)

  • Amounts paid toward government/third-party fees already deposited and non-refundable by that authority.
  • Charges incurred for services already rendered (for example: document drafting/verification) where such services are non-refundable.
  • Cancellations after the execution/registration of the sale deed (sale deed stage is governed by the executed agreement and applicable law).

Changes to Plot / Plot Shift

If you request a change to another plot (plot shift), the adjustment will be handled as per the prevailing price of the new plot and the terms agreed in writing.

Any differential amount (higher/lower) and applicable administrative charges will be communicated before confirmation.

Dispute Resolution

If you have concerns, first contact us in writing and allow reasonable time to respond.

Disputes are subject to applicable laws of India and jurisdiction of competent courts/authorities in Bihar, unless otherwise agreed in writing.
